    Real Estate Attorney

    Description of position: Costco Wholesale is seeking an experienced real estate attorney to join the legal team at its Eastern Division Office in Sterling, Virginia.  Costco is one of the world’s top retailers, with over 106 million members and 815 warehouses in 12 countries, and continues to expand globally. This role will be primarily responsible for supporting Costco’s real estate team to develop new Costco Wholesale warehouse clubs, distribution centers and logistics facilities in a defined geographic territory, which will include the US, Canada, Puerto Rico and certain other countries.  This attorney will supervise outside counsel on real estate transactions and related litigation matters.  The candidate must be comfortable operating in a team environment with confidence in his or her judgments and demonstrate an ability to communicate with senior management in a concise and effective way.  This position will report to the Assistant Vice President/Corporate Counsel in the Eastern Division Office, and is an “in the office” (not remote work) position.


    Responsibilities:

    • Negotiate and draft real estate transaction documents, including, without limitation, letters of intent; purchase agreements; leases; reciprocal easement and operating agreements; municipal incentive and entitlement agreements; development agreements; and construction documents.

    • Provide legal advice and business judgement on real estate transaction issues.

    • Collaborate with Costco’s outside counsel, brokers, development team, architects, engineers, consultants and construction team on real estate transactions.

    • Monitor, manage, and review work and expenditures by outside counsel to ensure quality and efficacy of legal services.

    • Develop, draft and maintain real estate form agreements.

    • Drive compliance efforts on real estate operational issues.

    • Support the property management group on real estate matters and disputes.


    Qualifications:

    • Juris Doctorate degree from an accredited law school.

    • Admission in good standing to practice law in at least one U.S. state and eligible to practice as in-house counsel in the Commonwealth of Virginia.

    • At least ten years of relevant legal experience acquired in a law firm or an in-house legal department, with some in-house experience preferred.

    • Thorough understanding of and experience in commercial real estate law with prior retail development experience preferred.  

    • Excellent business judgment and ability to assess legal risk while also thinking strategically and providing practical, business-oriented advice. 

    • Demonstrated ability to independently manage a diverse and complex workload while maintaining priorities and proactively anticipating issues.

    • Exceptional communication, drafting and analytical skills for working with lawyers and non-lawyers.

    • Experience overseeing outside counsel.

    • Ability to work both autonomously and collaboratively.

    • Strong execution and project management skills and ability to develop consensus among stakeholders from across the organization.

    Seeking Legislative Counsel for House Judiciary Subcommittee on Crime, Terrorism, and Homeland Security

    The House Judiciary Subcommittee on Crime, Terrorism, and Homeland Security seeks a hard-working lawyer with experience in criminal law (preferably with the Federal Criminal Code) to serve as legislative counsel.  

    Responsibilities include:  serving as a resource for Democratic Members of the Judiciary Committee on matters involving federal criminal law, criminal justice reform, domestic terrorism, and firearms policy; drafting and reviewing legislation; coordinating hearings and witnesses; preparing Members for hearings and markups; drafting statements, memos, and briefing materials; and providing guidance to other offices within the Democratic Caucus on crime-related matters.

    A strong background in criminal law is required, with knowledge of Department of Justice issues, and criminal justice issues relating to prosecutions. Exceptional writing skills, sound political judgment, and the ability to work closely and collaboratively with other congressional offices and advocacy organizations are essential.

    Position Summary

    This position will be primarily focused on class-action civil litigation in federal court, including motions practice, discovery, case management, witness preparation, hearings, working with cocounsel, case-related media, and research and writing for briefs. The bulk of the litigation will be on cases that have already been filed, and the staff attorney who is hired for this position will play a lead role on case management. We expect work of the highest quality, and we value passion, creativity, intellectual rigor, and close collaboration on all aspects of our cases.

    The successful applicant will be expected to have significant experience in federal civil litigation.

    The position is in-person in our office in downtown, Washington, D.C. Attorneys should also expect to travel around the country for investigation and litigation. Compensation will be commensurate with experience. Expected salary range is between $82,000 and $94,000. Additional benefits include health insurance, retirement and transit benefits, and paid-time-off.
